New Somerfield development begins

Wooden foundation piles are being installed at ŌCHT’s latest new affordable housing development in Somerfield.

The first wooden piles have been driven and the first boxing has been staked at our latest development of affordable and community homes in Somerfield, southwest Christchurch.

Consortium Construction has begun establishing a series of footprints and driveways at Three Lanes Lyttelton Street, on the corner of Lyttelton Street and Sparks Road.

The footprints they've formed are the start of the foundations of the first two housing blocks that will be built on the site's south-east corner.

Dig-outs, piling work and foundation preparation that started in early December will continue through the month.

All four of the first blocks should have their concrete by the end of January. All going to plan, the first of the structural insulated panels that’ll comprise their walls will be installed from early February.

Traffic is being kept to the front of the site as much as possible, to minimise dust and noise. Sprinklers will be used to keep dust down while works continued.  

The work is all part of the first stage of our two-stage redevelopment of land once occupied by our decommissioned social housing complex, Glue Place.

Contractors are preparing for the first foundation pours.

Three Lanes Lyttelton Street replaces Glue Place with three separate communities of 1-4 bedroom townhouses on three new, separate lanes: Te Uru Kahikatea Lane, Te Koroī Lane and Te Māpara Lane.

In the first stage, 43 homes accessed from Lyttelton Street and Sparks Road will be built. That's what's happening now. We expect to open these homes by the end of next year. 

The second stage, to build 22 new homes near the site’s off-street boundaries, will begin later. 

The homes will be built with superior permanent materials, will be set on landscaped grounds to support family living and community connection, and will have off-street parking.

We’ll offer a mix of affordable housing options, including progressive home ownership opportunities for working first home buying families, long-term affordable rentals for people in the open rental market, and community housing.
